PUBLIC NOTICE
NOTICE IS HEREBY GIVEN that a meeting of the Zoning Board of Appeals of the Village of Larchmont, New York, has been scheduled for WEDNESDAY, April 16, 2008 at 8:15 PM, in the MUNICIPAL BUILDING of said Village at 120 Larchmont Avenue, to consider the following:
CASE NO. 1711: 27 Pine Brook Drive, Larchmont, New York
Village Assessment Map Block 610, Parcel 519
R-7.5 District (7,500 sq. ft. Residential Zone)
Application of Arthur Wexler, R.A., for J. Zucker and E. Cohn, owners, to construct a covered entry at the front entry door. The proposed construction would increase the principal building coverage from 25.3% to 25.9 % where the maximum permitted coverage is 25%. This is in violation of the Zoning Code of the Village of Larchmont, Schedule of Dimensional Regulations Section 381, Attachment2.
CASE NO. 1712: 114 Beach Avenue, Larchmont, New York
Village Assessment Map Block 703, Parcel 176
R-10 District (10,000 sq. ft. Residential Zone)
Application of Mr. & Mrs. J. Hewson, owners, to convert an existing mudroom to living space with a rear setback of 7’-10” where 30’ is required and to construct a porch with a rear yard setback of 26’-6” where 30’ is required. This is in violation of the Zoning Code of the Village of Larchmont, Schedule of Dimensional Regulations Section 381, Attachment 2.
CASE NO. 1713: 144 Larchmont Avenue, Larchmont, New York
Village Assessment Map Block 613, Parcel 460
RC District (Retail Center – Commercial Zone)
Application of James Fleming, R.A., for Aurey Gourmet Shop for a Special Permit to operate a retail food establishment. Said application is in accordance with Special Permit Requirements as outlined by Section 381-49.A.(2) of the Zoning Code of the Village of Larchmont.
